Review and audit historical cash flows, general ledgers, account receivable reports, tenant ledgers, bank statements, property tax bills, tax returns, etc. and provide cash flow discrepancy memo. PROJECT CASH FLOWS FOR HOLD PERIOD USING ARGUS OR EXCEL. CONTRACT UNDERWRITING. Underwriting services include historical cash flow audit and analysis, tenant research, sponsor research, market research, and third party report review. Findings are summarized in a customized memo which includes an overall deal summary, strengths, risks and mitigants, and other items specific to client’s acquisition, disposition, and / or lending criteria. INVESTMENT PORTFOLIO ANALYSIS. Analyze underlying collateral of bank loan portfolios, CMBS bonds, and bulk loan sales. Value collateralized assets within the portfolio, value individual loan guarantees, audit loan files, and recommend individual loan exit strategies, loan default probabilities, and loss severities.
