(LPM), an experienced team of property developers, architects and project managers. LPM is an Active Opportunistic Real Estate Private Equity company, managing 14 developments across Greater London with a combined Gross Development Value of £33m. Our current portfolio comprises 75 apartments and 7 shops. LPV’s track record shows returns on equity of nearly 100% per annum as a result of: (1) Planning arbitrage - approximately 50% of our Returns are generated from this source (2) Development returns - approximately 20% of our Returns are generated from this source (3) Market knowledge (4) Buying off-market or at auction, selling on the main market - approximately 30% of our Returns are generated from this source. LPM's investment strategy focuses on purchasing assets that are mis-priced due to: - Illiquid markets - Over-discounted risk - Overlooked (or under-appreciated) value-enhancement opportunities Our returns criteria are extremely stringent, targeting 20% annualised RoE if no planning permission is granted; and 100%+ if the targeted planning permission is granted. LPM has recently started an in-house construction company, LPV Construction Ltd.
