Principal partners have been involved with real estate investing for over 15 years with nearly 40 years combined experience. During the 15 years, partners have been out-of-state investors as well as local. Currently JRP manages approximately 150 properties and also holds 30 investment properties in the Kansas City Metropolitan area. We manage properties for both local and out-of-state investors. JRP manages single-family homes as well as multi-plexes, and apartment buildings. We currently have less than 10 vacant units with applications pending on several of them. Our average annual vacancy rate is 5%. We have very aggressive leasing practices with units typically re-leased within 30 to 45 days. However, this varies depending on the condition of the property as directed by the investor. Well-kept properties, in desirable areas (or on desirable streets), generally lease within 30 days – including the inner city. We work extensively with Section 8 and have specific leasing strategies to attract Section 8 tenants. For inner-city properties the desire is to lease Section 8 whenever possible due to lower than average credit scores and rental histories in the area. We currently manage in excess of 30 Section 8 properties with several pending. While JRP is part of a turn-key operation for investors, each area is set up as an independent “center of excellence” with dedicated staff. The property management business has dedicated resources focusing solely on property management. Leasing agents earn a base salary and commissioned on properties leased to ensure effective motivation and focus.
