To build intellectual capital inside the investment there four things have to be looked at as required by the Global Valuation Standards, with each being given equal weight: • Historic land use-or non-natural hazards. • Natural Hazards • Hazards caused by occupational use • Impacts on residual value for development purposes The Red Book requirements are: • VPGA 2: 5.3 and 6.1 (for secured lending) • VPGA 8: 1.2 (b) and (c) (characteristics of property and site) and • VPGA 8: 2.6 (a), (b) and (c) (environmental matters).
