The tanbic Company has two primary investment focuses within the residential investment arena: • Multi-family - Market Rate / Value Add • Senior Housing - Independent / Assisted Living / Memory Care The Company seeks the following: • Favorable demographic trends (population) • Supply-constrained sub-markets in the path of growth or gentrification areas • High job growth • Location: proximity to public transportation hubs, shopping, schools, etc. Target underperforming properties and add value through: • Repositioning – increase occupancy, improve tenant base and mix, stronger leasing terms • Redevelopment and renovation – physical improvement to the property • Lease-up – improve net cash flow and stabilize asset • Management processes – implement proven on-site management methods and service • Financing – strategic debt structure
