AccuLytx is the culmination of a three year effort to create an application that reports the market value of residential property. The application is fast, accurate and includes detailed analysis. Typically, the two largest purchases that an individual makes in their lifetime are a home and a car. These purchases require individuals to complete a detailed financial analysis to determine the market value of the purchase. It is logical to make a small investment to obtain the information necessary for that analysis. Currently, information for purchasing an automobile is available through sources such as Edmunds, Kelly Blue Book, truecar.com or CarFax. Information for the largest acquisition, a home, has not been so readily available and the accuracy of the information is in question. AccuLytx has changed that paradigm. We like to say that, “AccuLytx does not help you find a home to purchase, we help you determine if you should purchase a particular home”. Using proprietary algorithms, public information, private information, best appraisal practices and meta data, AccuLytx calculates the market value of a residential property. The report includes the value of the target property, demographics of the neighborhood, health of the neighborhood, cautionary factors, etc. This information is invaluable for negotiating the purchase price of a home and determining loan value for a funding institution. It is not uncommon for a real estate contract to be rejected by a funding institution because the property purchase price exceeds the appraised value.
