We help Estate Agents deliver solutions to Home Movers to speed up their property transactions by enabling direct engagement with ID/AML Solutions, Standard Protocol Forms and Search ordering at the beginning of marketing. We appreciate that Searches feel like a Dark Art hidden in the realms of the conveyancer, but they really aren’t. They are paid for by Home Movers themselves, the Solicitor makes no money on them, and to be honest, they are an administrative burden for many law firms. In 2019 we started working with a law firm and some agents to prove the concept that buyers and/or vendors can engage with Search buying themselves. In September 2020 we launched 'Hazard Checker' for Estate Agents to use as an aide to discussing the Hazards that exist at a property that are likely to be picked up by Searches. We are confident that this is the right way for the property industry to go as it has shown to better engage a transaction and avoid delays being experienced with Searches given that numerous Local Authorities are struggling with high volumes of enquiries and too few staff. A Conveyancer would have to: Distribute their instruction terms to the buyer Receive signed instructions back Confirm their instructions to the other side Request a contract Receive a contract Complete ID/AML procedures with their client Arrange to take funds on account Await confirmation of cleared funds with their accounts team Check that they have a suitable contract Order Searches, if you are lucky You can see that Search ordering can be some time off, which is why we are empowering buyers Directly, where no seller pack exists. It’s a new way of addressing the start of the purchase process, but a necessary step to avoid delays. We are the only Search Company in the Country who can get searches back sooner by enabling orders to be placed far earlier in a transaction
