Our 20 plus years include over 30 brownstone and townhouse projects, numerous apartment combinations and house renovations. Vail Associates has significant experience working with municipal agencies and co-op or condominium building boards. The majority of our projects are located within New York City, and are filed with the NYC Department of Buildings for review and approval. We manage this process through to a sign-off, including construction, plumbing, and electrical inspections. Many of our NYC renovation projects require a Change of Occupancy, a multi-step process where we work with contractors, sub-contractors, expeditors, and city agencies through a series of filings and inspections to obtain a new C of O. Almost all of our New York City projects must also be submitted to and reviewed by the NYC Landmarks Preservation Commission. We additionally work with our clients and leading real estate agencies to assist in all stages of the development of a property. Our process follows project phases beginning with Schematic Design, through Design Development, Construction Documents and into Construction Administration. We perform a thorough Zoning Analysis and contextual study for a scaled and site specific approach. We rely on customized Programming and space planning to structure our designs for each project. We work closely with our clients during Bidding and Negotiation to find the right fit for their construction. We have excellent relationships with many of New York City's premier contractors and we work well with consultants to evaluate and design intelligent structural, mechanical, electrical, and plumbing systems. We gain most of our work through referrals, ensuring the highest quality and professional standards.
