Spire Residential's A&D platform is up to 85% LTC, non-recourse, and able to close as soon as 30 days for new relationships and 14 days for existing. Repayment can be monthly, quarterly, or accrual. Spire Residential will finance both for sale and for rent projects, doing single family detached and townhomes. Spire does not do apartments or “multifamily” outside of the town home structure. All loans are serviced internally. Open to refinancing existing deals as long as at least 12 months left. 3rd party builder deposits may be used as equity, provided Borrower contributes some capital.
