I was the owner of a rental property on the Sunshine Coast. The dwelling was an older style cottage in original condition with the property ideal for future redevelopment so I did not utilise a property manager. I received calls from council and the local police on the same day each advising my tenants were the “local ice dealers”. While the tenants were selling and smoking the ice on site, the property was never used as a lab to manufacture the drug. After inspecting the property with council I went through the process of evicting the tenant who then trashed the property. I then claimed for compensation through insurance, however, the assessor could not enter the premises due to Workplace Health and Safety issues until a meth test had been carried out. While I was aware a meth lab would contaminate a property, I was not aware the residue from the smoke of a crack pipe could also contaminate the dwelling. It took me about 8 months chasing meth tests, lab results and multiple insurance representatives to finally reach settlement, so I decided there must be an easier way. I gained my meth testing accreditation and we have now set a system in place to provide a quality service at an affordable price without the red tape. MARK WESTACOTT
