However, there’s the expectation that however hard most stakeholders have worked to design a home to a set budget, when it comes to a residential construction budget you may as well rip up your plans. As a home builder, our budget really is was our budget and I needed to make sure that every hard earned cent was spent wisely. Traditional methods of design and build did not give me the tools to achieve this. What I found was that all construction woes come down to three main areas Cost Discrepancies Changes Cost – by not having the right home designed for a section/land, lifestyle or budget, using unsuitable materials, not enough detailed information to quote properly or simply not having enough detail full stop will cost everyone time and money. Discrepancies – There are many consultants that need to be retained to get your home out of the ground, who need to submit reports and do onsite assessments. If there are discrepancies between them, the errors when probably picked up once construction has started will cost the home builder time and money to rectify. Changes – The windows are framed up and you realise you don’t like the view or you need another window to let light in. At the construction stage, this will cost time for possible consent amendments, minor amendments, consultant sign off = time and money. When there are systems and processes in place that can help solve all of these issues, building or developing a home really doesn’t have to be like this.
