We employ the Warren Buffett approach to value investing but use discounted real estate as our investment vehicle. We find undervalued properties with unjustifiably low prices based on their true worth. We buy directly from banks and hedge funds which also enhances our purchasing power and allows us to find assets before they hit the general marketplace. The assets we buy are undervalued because they are non-performing. Meaning, borrowers are not paying their mortgages. When that happens property values automatically drop creating an opportunity to buy a valuable asset at a lower than market price. Our specialty is working with borrowers to find payment solutions. We have a 70+ percent success rate. After our borrowers perform for a period of time we are able to sell the asset at a profit. Unlike most investments that have one way to profit - we are able to utilize 11 exit strategies. Also, investors who partner with us achieve a margin of safety not found in equities because we buy diversified portfolios based on real property. In the event that the market turns or an asset underperforms the margin of safety would mitigate any losses. Additionally, market downturns are a benefit. When the market drops so does our purchase price. Ultimately we are bargain hunters and make money in any market, whether it's going up, down or sideways. There's no magic secret in what we do, we simply buy low, collect income and sell high. Most of our investors take a passive approach. They provide funds to purchase the assets.
