About the assets With the goal of being the strongest operator in the value-add, multifamily space, CCH has developed very specific parameters regarding asset characteristics. We seek B-grade, garden style multifamily properties ranging from 100-300+ units. The properties will be of 1980-early 2000 vintage with 2-3 stories, pitched roofs, pools, substantial parking, and green space. Every asset will reside in a market supported by strong and diversified employment growth, income growth, positive net migration, good schools, and below average crime rates. The properties will have historically strong performance but require new capex, new energy, and strong property management to optimize revenues within the submarket. The value-add opportunities can include, but are not limited to: interior upgrades, exterior upgrades, re-branding, private yards, covered parking, fitness centers, business centers, California kitchens, dog parks, dog wash, and valet services.
