The principals of Lucrum have worked on recapitalization of existing assets and restructuring and modifications to existing loans (across different loan types and across the real estate asset class spectrum), whether CMBS, agency, bank loans, debt funds or Life Cos. Modifications include forbearances, maturity extensions, loan principal reductions, interest rate and amortization relief, changes to collateral, discounted payoffs (DPO), deeds in lieu, release of guarantor liability and loan assumptions. On the equity side, Lucrum Realty is an entrepreneurial investor and operator that currently owns, invests and operates a significant real estate and debt portfolio in California, New Jersey and New York. Lucrum deploys capital through 2 separate investment strategies based on the needs of its investors: Value-Add and Core. Lucrum’s founders have collectively over 40 years of real estate and investment management experience working in different capacities on a wide range of high value transactions across the industrial/logistics, office, apartment, retail, hotel, medical office and mixed-use asset classes.
