On February 1st 2011, D4 URBAN LLC (D4 = Denver Design District Development) was formed by established investor/developers, Warren Cohen and Jim Frank with Chris Waggett as CEO of a new, Denver-based development company that will focus on sustainable, mixed use, transport-orientated, urban community development. Chris will be responsible for the establishment of D4, its strategic growth and its initial project, the development of the iconic Denver Design District, over time. This highly strategic site has ~1M sf existing improvements, is over 95% leased, is served by 2 existing light rail stations, has significant arterial road frontage to I-25 and Broadway (>250,000 vehicles pass by per day) as well as being situated a mere 1.5 miles from downtown Denver. The project has an approval for 10M sf of mixed use space with a General Development Plan, approved in May 2009.
