Stonecrest -- Private Investments Group
www.stonecrest.netWe are an alternative investment group and asset manager focused on real estate lending and distressed acquisition funds. Serving high net worth investors, RIAs and family offices since 1986, we take pride in our track record of generating consistently high, risk-adjusted returns in funds that aim to meet the long-term investment goals of our clients. Our family of professionally managed, private real estate funds was established in 2004, and our first fund remains open to this day. With proven underwriting guidelines in our lending funds and extensive sources for acquisition of discounted assets in our REO (real estate owned) and NPML (non-performing mortgage loans) funds, Stonecrest has stayed ahead of the 2008 mortgage meltdown, the banking industry and the economy. Our funds have provided steady returns and preserved principal since inception; this is why we feel comfortable calling our strategies absolute return. Because past performance does not guarantee future success, we pour everything we learned during the US’s greatest real estate downturn into everything we do for our investors today. WHAT STONECREST INVESTORS SEEK: - Diversified Portfolios - Unique Opportunities - Above Average Yields HOW THE FUNDS WORK: For Mortgage funds, the investor purchases shares of the mortgage fund, which lends the money out to borrowers. The loans are secured against the borrowers’ equity in their real estate at a good loan-to-value. For REO (Real Estate Owned) funds, investors purchase preferred interests in the fund, which uses the money to buy and sell properties. The fund assets are liquidated at the end of the fund term, then all remaining cash is distributed to the investors that was not already distributed in dividends. Distribution guidelines vary among funds.
