Capital Tide’s subsidiaries own the general partner interest, while the institutional capital partner(s) own the limited partner interest of each venture. Capital Tide’s structure offers the traditional benefits of a real estate investment vehicle, plus the unique opportunity to participate in an enhanced return through ownership of the general partner interest. The enhanced return, known as a “carried interest”, is earned if and when the real estate joint venture produces distributable cash in excess of the returns owed to the limited partners as set forth in each venture agreement.
